What's Included in a Builders Clean? Post-Construction Cleaning Stages Explained

By Brilliance Cleaning Team 6 min read

Quick answer: A builders clean usually happens in stages: a rough clean once the heavy trades finish, a detailed final clean before handover, and sometimes a light sparkle clean just before the keys change hands. Together they remove construction dust, stickers, paint and plaster spots, adhesive residue and grime from every surface. What's included depends on the build stage and what the builder or owner needs.

Why a builders clean is different from a regular clean

A regular clean deals with everyday dirt: food, fingerprints, dust from daily life. A builders clean deals with construction residue, which behaves differently. Plaster dust is extremely fine and settles on every horizontal surface, inside cupboards and in vents. Paint spots, silicone smears, cement residue and protective films need the right method to remove without scratching or staining new surfaces.

New finishes are also easy to damage. Stone benchtops, matte cabinetry, coated glass, stainless steel and engineered timber each need specific products and techniques. The aim is to leave everything clean without leaving a mark on a surface that's never been used.

The stages of a builders clean

Stage 1: rough clean

The rough clean happens once the major trades are done, often before final fit-off or before flooring goes down. It removes:

  • Offcuts, packaging and loose debris from inside the home
  • Heavy dust from floors, sills and benchtops
  • Mud and grit tracked in by trades
  • Obvious spills and splashes

The rough clean makes the site safer and easier for the remaining trades, and stops dust being ground into new finishes.

Stage 2: final clean

The final clean is the detailed one, done after all trades have finished. It covers every room and surface, inside cupboards and out, and is what most people mean by a builders clean. It's usually timed before practical completion or handover.

Stage 3: sparkle clean

A sparkle or touch-up clean is a quick final pass just before the owner moves in or the keys are handed over. Dust settles again after the final clean, particularly if defects have been fixed or other homes in the street are still being built. The sparkle clean deals with that light layer: floors, benchtops, glass and bathrooms.

Not every job needs all three stages. A small renovation might only need a final clean, while a new home in a busy estate often benefits from all three.

What's included in a builders clean: the final clean checklist

  • Cupboards and drawers vacuumed and wiped inside and out
  • Benchtops, splashback and sink cleaned with surface-safe products
  • Appliances wiped, including inside the oven and dishwasher
  • Rangehood and filters cleaned of dust

Bathrooms and laundry

  • Grout haze and cement residue removed from tiles
  • Shower screens, mirrors and tapware polished
  • Toilets, basins and baths cleaned, with stickers removed

  • Exhaust fans dusted

Windows and glass

  • Labels and adhesive removed
  • Glass cleaned inside, and outside where reachable
  • Frames, sills and tracks vacuumed and wiped

Floors

  • Hard floors vacuumed, then mopped with the right product for the surface
  • Carpets vacuumed thoroughly, with edges done separately
  • Paint, plaster and adhesive spots lifted where it's safe to do so

Walls, joinery and fixtures

  • Skirting boards, architraves and doors wiped
  • Light switches, power points and fittings dusted
  • Wardrobes and linen cupboards vacuumed and wiped
  • Air-conditioning vents and returns dusted

Outside

  • Entries, porches and alfresco areas swept
  • Garage swept and cobwebs removed
  • External light fittings and front door wiped

Dust: the part people underestimate

Construction dust is the hardest part of a builders clean. It drifts into air-conditioning ducts, sits on top of door frames and wardrobe shelves and keeps settling for days after work stops. A thorough clean usually means several passes: vacuuming high to low with a good filter, wiping with microfibre cloths, then a final wipe once the air has settled. Running air-conditioning before the clean can spread dust around the home, so check with your builder first.

Stickers, paint and adhesive

Every new home has labels on windows, appliances, tapware and fixtures. Some come off easily; others leave stubborn adhesive. Paint spots on glass, tiles and floors are common too. The right approach depends on the surface. Scraping coated or toughened glass with the wrong tool can scratch it, and harsh solvents can mark stone, acrylic or matte finishes. Where manufacturer instructions exist, they should be followed.

New estates around Maitland

Maitland has some of the busiest new-home areas in the Hunter, with estates in Chisholm, Lochinvar, Thornton, Gillieston Heights and Aberglasslyn delivering streets of homes at a time. That brings a few extra challenges:

  • Neighbouring construction. Dust and debris from homes still being built nearby can settle in a finished home within days.
  • Clay and mud. Unfinished driveways and footpaths mean clay soil gets tracked inside, especially after rain.
  • Wind. Open estates with few established trees let dust travel further.
  • Timing. Owners and investors often want the home handed over, cleaned and ready for a tenant or move-in in a short window.

The practical answer is to time the final clean as close to handover or move-in as possible, keep windows and doors closed afterwards, and book a quick sparkle clean if there's a gap. Investors can line the clean up with the property manager's ingoing condition report so the home is documented at its best. We work throughout Maitland, including Chisholm and Lochinvar.

Who books a builders clean?

  • Builders handing over to clients
  • Owner-builders finishing their own project
  • Renovators after a kitchen, bathroom or extension
  • Businesses after a shop, office or venue fit-out, often followed by an ongoing commercial cleaning service
  • Developers and investors preparing new units for sale or lease

Getting the site ready for the cleaners

A little preparation helps the clean go faster and avoids return visits:

  • Finish the trades first. Painters, electricians and tilers touching up after the final clean bring dust straight back.
  • Clear large debris and offcuts from rooms, garages and driveways.
  • Turn on power and water so lights, taps and appliances can be tested and cleaned.
  • Leave appliance manuals out so surface-specific instructions can be followed.
  • Share access details, including lockbox codes, alarm codes and site contacts.
  • Flag anything delicate, such as natural stone, oiled timber, unsealed surfaces or feature lighting.

What usually isn't included

A builders clean is a cleaning service, not a waste or repair service. It usually doesn't include:

  • Removing skips, large debris or builders' rubbish
  • Fixing defects such as paint touch-ups or damaged surfaces
  • Work at heights that needs scaffolding or specialist access
  • Removing set concrete or render from external surfaces

Check the inclusions on your quote so everyone is clear on the scope.

To quote accurately, we'll ask about the floor area and number of levels, the build stage, whether it's a new build or a renovation, the number of bathrooms, any commercial areas, and your handover date. Photos help a lot.

Our post-construction cleaning service covers rough, final and sparkle cleans for homes, renovations and fit-outs across Newcastle and the Hunter. Send us the details through our free quote form and we'll come back with a clear, no-obligation price.

Frequently asked questions

When should I book a builders clean?

Book the final clean for after the last trade has finished and as close to handover or move-in as practical. In busy estates, add a quick sparkle clean if there's a gap of more than a few days.

How long does a post-construction clean take?

It depends on the size of the home, the build stage and how much dust and residue is left. A typical new family home often takes a team most of a day for the final clean.

My builder says the house has been cleaned. Do I still need a builders clean?

Some builders include a rough or basic clean, but it isn't always detailed. Check what was done, and look inside cupboards, along window tracks and on top of door frames, where dust tends to be left behind.

Can you clean while trades are still on site?

A rough clean can happen while some trades are still working, as long as the site is safe to access. The final clean is best done once all trades have finished.
